Position Summary
The Orange Southwest School District is seeking a highly skilled and organized Facilities Maintenance Manager to oversee the day-to-day physical operation of our PreK-12 campus environments. This role is critical in ensuring a safe, clean, and fully functional learning environment for students and staff.
Working under the direction of the Facilities Directorwho provides strategic oversight, long-term planning, and compliance leadershipthe Facilities Maintenance Supervisor is responsible for executing daily operations, supervising maintenance staff, and responding to immediate facility needs across multiple district buildings.
This position serves as the district's on-site operational leader, translating strategic priorities into action and stepping in as the primary decision-maker during urgent situations or in the absence of the Facilities Director.
Key Responsibilities
Operational Execution & Systems Management
Daily Operations: Oversee and actively manage all day-to-day maintenance and repair activities across district facilities.
Maintenance Planning: Implement and execute preventative maintenance and repair plans to extend the lifecycle of district assets.
System Oversight: Operate and manage Building Management Systems (BMS), including HVAC controls, fire alarm systems, and security systems (door access and cameras).
Mechanical Management: Direct the operation, troubleshooting, and maintenance of boilers, cooling systems, ventilation units, and other critical infrastructure.
Emergency Response: Serve as the first point of contact for facility-related emergencies, ensuring rapid assessment and resolution.
Project & Work Management
Project Coordination: Lead facility improvement and repair projects, ensuring timely completion and alignment with scope and budget.
Work Order Management: Prioritize, assign, and track work orders across multiple sites to ensure efficient response and completion.
Vendor Coordination: Work directly with contractors and service providers to ensure quality and accountability.
Leadership & Supervision
Team Direction: Supervise maintenance and trade staff, assigning work, setting expectations, and monitoring performance.
Quality Control: Conduct routine inspections to ensure all work meets district standards, safety codes, and regulatory requirements.
Staff Development: Coach, mentor, and support staff to improve performance, skill development, and team effectiveness.
Trade Oversight: Provide hands-on leadership for work involving plumbing, electrical, carpentry, painting, and general maintenance.
Administrative & Financial Support
Resource Management: Recommend and manage purchases of tools, equipment, and supplies.
Data Systems: Utilize maintenance management systems to track work orders, inventory, and system performance.
Problem Solving: Diagnose complex facility issues and implement practical, cost-effective solutions.
Budget Support: Assist the Facilities Director with operational budgeting by providing input on needs, priorities, and cost estimates.
Qualifications & Skills
Proven experience in facilities maintenance, building operations, or a related field, preferably in a school district or multi-site environment.
Strong working knowledge of HVAC, plumbing, electrical, and mechanical systems.
Experience with Building Management Systems (BMS) and preventative maintenance software.
Demonstrated leadership and supervisory experience in a hands-on environment.
Strong organizational and problem-solving skills with the ability to manage multiple priorities.
Excellent communication skills and the ability to work collaboratively with administrators, staff, and contractors.
Physical Requirements & Working Conditions
Ability to access all areas of school facilities, including mechanical rooms, rooftops, and confined spaces.
Availability to respond to facility emergencies, including outside normal working hours when necessary.
Ability to manage responsibilities across multiple district locations.
