POSITION:Facilities Director
REPORTS TO:Director of Business and Operations
TERM: Full-time, 12 months, 40 hours/week
COMPENSATION: $80,000-$100,000/year
POSITION DESCRIPTION:
Reporting directly to the Director of Business and Operations and working with principals, the Facilities Director supervises the activities of the department and all facilities. S/he meets with maintenance staff on a bi-weekly basis to ensure efficient and effective work schedules. S/he develops and implements the budget. S/he continuously uses research to improve the efficiency and effectiveness of the facilities, grounds and energy management. The Facilities Director is responsible for following all state and federal guidelines and demonstrates knowledge of pertinent Massachusetts General Laws. S/he demonstrates a proficient use of technology and a willingness to learn emerging technologies as needed. S/he will be the expert on the automated building operation systems including the elementary boiler controls. Communicating effectively both in speech and in writing, the Facilities Director works productively with school, district, and community members. S/he preferably possesses a general contractor's license.
Major Responsibilities:
Supervision of custodial and maintenance staff functions.
Works with the building principal to help monitor building security and procedures.
Officially evaluates all custodial and maintenance staff on an annual basis with principal input.
Provides ongoing training and evaluation for maintenance staff.
Recommends training programs for staff to enhance quality and cost savings.
Develops and maintains an automated work order system that is accessible by all sites.
Develop and maintains an automated, preventive maintenance work order system.
Develops, recommends and closely monitors the maintenance/custodial department budget.
Under the direction of the Director of Business and Operations, develops and monitors a five-year capital budget for all school buildings. Oversees execution of selected capital improvement projects.
Prepares bid specifications of various construction and building related projects.
Develops and maintains an inventory control system and surplus property disposal.
Keeps informed of and complies with all state and federal requirements pertaining to maintenance, operations, sanitary, safety, hazardous materials, and energy conservation of the facility, including supporting documentation.
Develops and maintains a written hazardous waste removal program to meet all state and federal requirements.
Runs and monitors all school building automation system to its maximum capability to ensure the most efficient building energy conservation. Perform/document energy audits.
Works with principals and staff to develop a district recycling program to involve staff, students and community.
Organizes facility office files for quick reference.
Submits purchase orders and coordinates with the business office to record and retain pertinent financial records.
Is available 24 hours a day to receive calls pertaining to facilities related emergencies.
Performs any other duties as assigned by the Director of Business and Operations.
Skills and Knowledge Required:
Understanding that all school district staff members are here to serve the community in a positive, productive, and welcoming manner
Excellent interpersonal skills
Excellent oral and written communication skills
Initiative, tact, discretion, and sound judgment
Thorough knowledge of the school system, its staff members, practices, policies, and procedures
Ability to collect data and to format data in a coherent, effective manner which will assist practitioners in improving performance
Qualifications:
Construction Supervisor license preferred
MCPPO certification preferred
Working knowledge of all the working trades
Must have valid driver's license
Preferred Associated Degree in related field of Facility and/or Building Management
Familiar with automated EMS and/or BMS
Supervisory and evaluation skills needed
